Management Team

STC Management’s team consists of highly experienced, knowledgeable, and hardworking professionals. We qualify our property managers with stringent guidelines and credentials. All of STC Management’s property managers are licensed real estate brokers who have been extensively trained by STC Management for more than two years.

Our property management team consists of three tiers:
1) Property Manager
2) Property Supervisor
3) Property Assistant

At least one property manager and one property supervisor are assigned to each project. A Certified Property Manager (CPM®) oversees the entire operation and provides continual training to property managers.

STC Management’s in-house accounting and back office teams provide detailed financial reporting to our clients monthly and annually. In all financial transactions, we strive for transparency, efficiency and accuracy.

We believe effective management should go beyond basic rent collection, expense disbursements and bookkeeping. Our team scrutinizes every project to search for ways to enhance value, whether it is by working closely with vendors or developing cooperative relationships with tenants.

We fully support our tenants’ businesses as we believe tenants’ success is key to protecting and appreciating our clients’ assets. Rather than simply minimizing operating expenses, we create value for clients by serving tenants. We actively promote tenants’ businesses as well as foster effective communication between tenants and landlord.

In order to succeed in management, a well contracted Lease is vital. We scrutinize every provision of the Lease in order to enforce and carry out all required duties. We closely monitor vendors to ensure their work is of high quality. At the same time, we develop close and cooperative relationships with vendors to provide our tenants with first class management services.

Our team constantly strives for quality services at the most affordable and reasonable prices. When presented with a management opportunity, we compare current vendor services with our own trusted vendors and make appropriate adjustments as needed.

STC Management’s standardized management practice includes assigning a quality control professional to inspect every project at least once every two weeks to report any accelerated depreciation or utility waste. The inspector also ensures efficient operations by checking all lavatories for leakages as well as shutting off sprinklers during the rainy seasons. STC Management’s in-house maintenance personnel are highly experienced and professionally trained to be responsive and proactive in handling most maintenance related problems in order to ensure our tenant’s operations are not interrupted. In addition, we assess any foreseeable problems and search for preventative solutions. For instance, before rainy seasons, our maintenance crew would inspect the roof for any visible water proof failures. We take pride in achieving great satisfaction from our tenants.
